Deposit Guarantee:
25% of the amount due is required upon booking, with the remaining 75% due 30 days prior to arrival. We accept most credit cards through PayPal.
Cancellation Policy Payment/Cancellation Policy:
Full payment is required 30 days prior to your arrival in Florida. Where written notice of cancellation is received the following charges will apply: 29 or more days prior to arrival: $50 Processing Fee 28 to 15 days prior to arrival: 25% of Rental Charge14 to 1 day prior to arrival: 50% of Rental Charge. It is recommended that vacationers purchase Vacation Travel Insurance to offset these charges, in the event of an unexpected vacation cancellation.
Minimum Night Stay:
Rentals require a 3 night minimum stay. Cleaning fee of $75.00 apply to all 3 BR bookings and $85.00 applied to all 4 BR bookings.
Check-In/Check-Out: Check-In time is 4pm. Check-out time is 10am. Request for early check in/late check-out must be made at least a week in advance. Please do not ask to make exceptions during peak season when we have guests check in and check out on the same day. All efforts will be made to have your vacation home cleaned and ready by check-in time, but sometimes we cannot guarantee the exact time of occupancy due to unforeseen circumstances. Housekeeping and maintenance personnel must provide services between occupancies for every property. Please do not show up earlier than the specified time. Our homes have lockboxes with keys in them at the unit and the keys will not be available in the lock box till check-in time. Check-In Procedure: All of our homes have keyless entry or lockboxes with keys in them at the units. The guest will go straight to the unit on/or after the designated check-in time. Check-out time is 10am. Check out time must be met to allow cleaning to be completed for the next guest(s). Guests occupying the property beyond the checkout time without prior approval will be charged an unapproved late check-out fee. This provision shall not be construed to permit the Tenant to stay an additional night or stay beyond the check-out time.
*Supplies:
All properties are equipped with initial setup of supplies such as of toilet paper, paper towels, and trash can liner. Tenants must furnish, food, cleaning supplies and personal items for the rental period. All linens including towels and are included in the reservation cost. Owner can assume no responsibility for any articles left on the premises by guest. Any items requesting to be returned are subject to all shipping costs paid by the guest or a $25.00 service fee, whichever is greater. . *Remember to Bring with you: Toilet Paper, Paper Towels, Garbage Bags, Laundry Detergent, Aluminum Foil, Plastic Wrap, Napkins, Dishwashing Detergent, Shampoo, Medicines, Sun Block, Special Cooking Items, Sunglasses, Food, Condiments, Beach Towels
Housekeeping:
Your unit will be thoroughly cleaned before your arrival. If you are not satisfied with the condition upon check-in, please contact our office immediately and our site manager will inspect. If you have not called within 24 hours of your arrival, we will assume you found your unit in acceptable condition. We would ask that you leave your property in the order that you found it; this includes, but is not limited to, the placement of interior and exterior furniture. Please insure that no dirty dishes are left in the sink or dishwasher, and clean items are returned to the cabinets.
*Linens:
An initial linen supply (one set of towels including one bath towel, and one wash cloth per number of persons the property sleeps and one set of sheets per bed) will be provided. Any lost or damaged linens will be charged against the damage deposit.
Repairs and Service Calls:
Any problems, needed repairs/services, or inoperative equipment must be reported to our office promptly after discovering it. We will make every effort to have repairs done quickly and efficiently, however if you would rather not be bothered just let us know and we will take care of the issue upon your departure. Please know that any items not reported while on your stay or items reported after your departure will not be subject to any refund or rate adjustment if issue were to warrant as such. All homes will be fully functional at check-in but we cannot guarantee appliances, TV's, air conditioners, etc. and refund or rate adjustments cannot be made for any mechanical failure.
Property or Guest Amenities:
All efforts will be made to accommodate property amenities or guest amenities advertised or offered. However under no circumstances can Sun Lake Rentals guarantee or warrant any guest amenity. Please report any issues with property or guest amenities immediately to us.
Utilities:
No compensation will be given for temporary outage of electricity, gas, water, cable, satellite, or telephone service. Utility service outages should be reported immediately and all efforts will be made to have them restored as soon as possible. In the event an outage cannot be restored Sun Lake Rentals has the right to substitute rental properties (see Right to Substitute Rental Accommodations below) for the remainder of the reservation or until the utilities are fully restored, whichever occurs first.
Right to Substitute Rental Accommodations:
We reserve the right to substitute comparable accommodations without prior notice or liability in the event of a sale of the rental property, or if the property becomes unavailable due to maintenance or other problems. We cannot absolutely guarantee a specific rental property in the event of unforeseen circumstances which could render the property to be unsafe or uninhabitable. We will make every effort to contact you should this happen. When comparable accommodations are not available, guests will have the option of selecting from available properties at the comparable published rate or receiving a complete refund.
Smoking & Pets:
Absolutely not allowed in the unit. This rule is mandated by the HOA and guests with pets will be asked to leave.
Occupancy Limits: NO MORE THAN (8) PEOPLE ARE ALLOWED TO STAY IN THE 4 BEDROOM CONDOS, AND NO MORE THAN (6) IN THE 3 BEDROOM CONDOS. Fire Rules and Eviction will be enforced.
Rates/ Taxes: Rates are subject to change without notice; taxes and service fees are not included in the quoted nightly rates.
Security Deposit: We charge a $100 REFUNDABLE security deposit, credited back to your account via PayPal within 48 hours after a successful* checkout. (A successful checkout is one that does not require an extra cleaning assessment related to special laundering of soiled items or replacing broken or missing items in the unit).
Gate/Key Code: You will need a gate code to gain entry into Sun Lake Condominiums and a key code to gain entry into your condo unit. Both codes will be emailed to you a week before your arrival, so you can straight to your condo. The codes are changed after your departure.
Personal Property Protection Management is not liable for personal property left in or on the owner's premises during their stay. It is the vacationer's responsibility to safeguard their belongings and to have the appropriate insurance.
Trash:
Please help us in keeping this area as beautiful and pristine as possible. Throw trash out by placing it inside the dumpsters located outside the building. Failure to throw out garbage in the unit may result in additional cleaning fees applied. Behavior:
Loud or unruly behavior is strictly prohibited. Management reserves the right to Evict, without refund, any person who creates a disturbance or becomes a nuisance. Violation of any property rules, including but not limited to the throwing or dropping of any object from patios and balconies, will result in immediate eviction and forfeiture of rent and deposit.
Payment of Nights Reserved: The guest is responsible for payment of all night's reserved, regardless of the guest's actual arrival or departure.
Entry of Premises: An authorized employee or repairman or owner may enter premises during regular business hours for any purpose connected with the repair, improvement, care and management of the premises.
Please leave Kitchen tidy. Pots and pans need to be washed. Pre-rinse dirty dishes before loading in dishwasher. Run the dishwasher before checking out.
